LaunchDarkly is seeking a Tenant Improvement Project Manager to lead our workplace buildout and improvement projects in Oakland from inception to completion. This role is responsible for the successful execution of high-impact office projects, ensuring they are completed on schedule, within budget, and in alignment with business requirements. As a key partner to internal stakeholders and external vendors, you will navigate the complexities of construction and facilities projects to deliver workspaces that support our team's evolving needs.
This role is best suited for an experienced project manager who combines technical construction knowledge with strong communication skills and a proactive approach. You should be comfortable managing multiple workstreams independently, from scope tracking and budget monitoring to vendor coordination and site readiness. We are looking for someone who acts with ownership, exercises sound judgment in the face of ambiguity, and works collaboratively across functions to drive outcomes rather than just managing activities.
Manage tenant improvement projects and related workplace buildout activities in Oakland from early planning through completion, including scope tracking, schedule coordination, budget monitoring, vendor follow-up, and closeout documentation.
Coordinate with internal stakeholders to gather business requirements, clarify project objectives, document decisions, and translate needs into actionable project plans.
Partner with landlords, architects, contractors, consultants, and other vendors to support design review, construction planning, permitting coordination, issue resolution, and execution against agreed timelines.
Maintain project documentation including project plans, meeting notes, action logs, risk and issue trackers, change requests, and status updates so stakeholders have clear visibility into progress and decisions.
Monitor project milestones, dependencies, and risks; identify issues early; evaluate options; and recommend practical solutions when priorities, timelines, or site conditions change. This reflects a journey-level professional profile that works independently on diverse problems and adapts existing approaches to resolve issues.
Track project costs against approved budgets, support invoice review and purchase coordination, and escalate potential budget variances or scope changes in a timely manner.
Support site readiness and operational continuity by coordinating with workplace, IT, security, and other internal partners on move planning, infrastructure needs, access requirements, and handoffs.
Lead regular project meetings with internal and external partners, communicate next steps clearly, and drive accountability for commitments and deadlines.
Apply a low-ego, collaborative approach that helps teams work through ambiguity, align on priorities, and deliver shared outcomes.
Take initiative to move work forward, solve problems with available information, and maintain momentum without waiting for constant direction.
Focus on outcomes over activity by measuring progress against agreed deliverables, timelines, and business needs.
Experience managing commercial tenant improvement, workplace construction, facilities capital projects, or similar buildout projects with responsibility for coordination across scope, schedule, budget, vendors, and stakeholders.
Demonstrated ability to run projects independently, organize multiple workstreams, and deliver high-quality work with limited day-to-day oversight. A fully qualified professional at this level typically works independently, uses judgment to select the right course of action, and is reviewed at critical points rather than on each task.
Ability to assess project issues, evaluate identifiable factors, and adapt plans or approaches to resolve varied project challenges.
Experience working with cross-functional partners and external vendors, including communicating project updates, clarifying tradeoffs, and gaining alignment from stakeholders who may have different priorities. At this level, professionals often build relationships with senior internal or external partners and adapt their style to different audiences.
Working knowledge of construction project processes such as budgeting, scheduling, vendor coordination, design review, change management, permits, punch lists, and project closeout.
Strong written and verbal communication skills, including the ability to maintain clear documentation, run effective meetings, and communicate risks, decisions, and next steps succinctly.
Strong organizational skills and attention to detail, with the ability to maintain accurate records and manage several deadlines at once.
Ability to work effectively in a changing environment, stay composed under uncertainty, and adjust plans as project conditions evolve.
Demonstrated habit of taking ownership, following through on commitments, and identifying what needs to happen next to achieve the desired outcome.
Familiarity with workplace, facilities, real estate, or office construction environments with shifting priorities or compressed timelines is helpful.

SPECIFIC REQUIREMENTS
This is a contract worker role.
This role is based in Oakland and requires on-site presence as needed to support active tenant improvement and workplace project work.
Experience with local vendor coordination, site logistics, and in-person project oversight in Oakland or the broader Bay Area is preferred for effective execution of the work.
Pay:

Target pay range for this role in San Francisco/Bay Area: $65-85 per hour.
